The sustainable territory management in Italy is a practice still not widespread. Some tools were made to facilitate a sustainable planning at both national and European level, but they are not largely used in the common practice. The problem in using the existing tools is mainly the difficulty in the reading and enforcement of the results as well as the definition and measurability of specific indicators related to the local scale, which can vary from a site to another. The instrument described in the paper has been developed for small coastal tourist towns placed in Italian latitudes, with problems of tourist seasonal flows related to the natural heritage environment. The aim is to achieve an environmental assessment targeted to the specific, typical problems of these particular areas, where conservation of the natural heritage is of particular relevance, since the tourist demand is just due to the existence and availability of this heritage. Moreover, in these cases it is also important to provide a threshold of balance between tourism and productive activities development that sustain the territory, to prevent the closing down of productive activities when the seasonal tourist demand is over. The tool developed connects in a systemic way some formal indicators related to the reading of the natural territory heritage with specific indicators of the built environment. It also allows to compare the assessment of the current situation with hypothetical scenarios of development, in order to identify and assess the impact of various possible actions of intervention from the building scale up to the scale of the territory planning. The tool was experimentally applied in the municipality of Porto Cesareo (Lecce, southern Italy).
